In order for us to process your loan, you will need to provide the following information. There are four basic ways to document your income depending on your circumstances. Our job is to insure that we select the right program for your needs. The information needed, applies to all borrowers on the loan.

Simply put, If you would like to get the lowest interest rate possible, the more you can Document, the better! Many people can't fully document their income for one reason or another, so don't worry too much, if you can't. This should never hinder your decission to purchase real estate, as this minor offset should be a "drop in the bucket", compared to the typicle appreciation and tax credit gains.

Please Note:

Not all loans are the same, and some requirements may not be applicable or necessary to receive a home loan. Your Loan Officer will help you identify your requirements. Generally, if things are not applicable to you, they are not needed.



FULL DOCUMENTATION LOANS



These loans are for persons who work for an employer and get regular pay-checks and have W-2s.

1. Recent bank statement, all accounts.

2. 2005, 2006 W-2s from your tax returns.

3. Employers contact information for past two years.

4. Pay stubs covering your last 30 days employment.

5. Copy of current statements from 401-K, retirement, stocks, bonds, or other investments accounts (if applicable).

6. Insurance Agent contact info.

7. Current and past rental information going back 2-years / landlord(s) name, address. Phone and fax number.

8. Copy of your driver’s license and social security card.


LIMITED DOCUMENTATION LOANS



These loans are for persons who want to qualify using 12-months bank statements. Income can be non-reported income or self employed or commissioned sales people.

1. Last 12-months bank statements, all accounts.

2. Copy of current statements from 401-K, retirement, stocks, bonds, or other investments accounts (if applicable).

3. Insurance Agent contact info.

4. Employers contact information for past two years.

5. Current and past rental information going back 2-years / landlord(s) name, address. Phone and fax number.

6. Copy of business License (if applicable).

7. Copy of your driver’s license and social security card.


LIGHT DOCUMENTATION LOANS



These loans are for persons who want to qualify using 6-months bank statements. Income can be non-reported income or self employed or commissioned sales people.

1. Last 6-months bank statements, all accounts.
